What We Repair
A water heater that won't make hot water isn't always a tank that needs replacing. Most of the time it's a single failed component — and replacing a $40 part beats replacing an $1,800 unit. We diagnose the actual failure, give you a clear written quote, and let you decide.
Usually a failed heating element (electric) or thermocouple/gas valve (gas). Often a same-visit fix.
Sediment buildup, broken dip tube, undersized unit, or one of two elements is out. We figure out which.
Thermostat replacement or recalibration. Quick fix on most tanks.
Could be a fitting, a valve, or the tank itself. The first two we repair. The third means replacement — we'll tell you straight.
Sediment cooking on the bottom of the tank. We flush, inspect, and tell you how much life is left.
Thermocouple, gas valve, or flame sensor. Common on tanks 5+ years old.
Anode rod failure, often paired with sediment. Anode replacement is a cheap fix that buys years.
Scaling, ignition, flow sensor, exhaust — we read the codes and quote the repair.

What It Costs
We come out, diagnose the actual problem, and give you a clear written bid. If you book the repair (or replacement), the $99 fee goes away. If you don't, it covers our trip — no obligation, no high-pressure pitch.
Past 40 miles from our Fort Worth shop, the diagnostic fee is $120 (same "waived if booked" policy).
